- Step 1
Initial Contact and Consultation
A homeowner, property manager, tenant, or realtor reaches out with symptoms, water-intrusion history, and concerns. A licensed assessor reviews the scope, confirms pricing in writing, and schedules the on-site visit with no hidden fees.
- Step 2
On-Site Inspection with Thermal Imaging
The licensed assessor performs a full walkthrough using an infrared thermal camera and calibrated moisture meters to detect hidden moisture behind walls, ceilings, and HVAC components without destructive testing. Every finding is photo-documented and time-stamped.
- Step 3
Air and Surface Sampling
Air-O-Cell spore trap cassettes are collected indoors and outdoors using a calibrated air pump. Surface samples (swab or tape lift) are taken from suspect growth. Chain-of-custody is maintained and the samples are shipped to an AIHA-accredited laboratory (EMSL).
- Step 4
Laboratory Analysis and Species Identification
The AIHA-accredited lab identifies mold species, quantifies spore concentrations, and compares indoor levels to the outdoor baseline. Results are typically returned within 24 to 48 hours, with timing depending on laboratory capacity and project scope.
- Step 5
Written Report and Remediation Protocol
A comprehensive, insurance-ready report is delivered with IICRC condition classification, moisture-source identification, and a detailed remediation protocol that a separately licensed mold remediator (MRSR) can follow. Because Mold Rid Of operates as an assessment-only company, the report is independent of any remediation contract.
