What a Mold Inspection Is
A mold inspection is the on-site visual and instrumental assessment performed by a Florida licensed mold assessor (MRSA license required by Florida Statute 468.8421). The assessor walks the property, documents visible mold and water staining, scans for hidden moisture with calibrated meters, captures FLIR thermal images of suspicious wall and ceiling areas, and identifies the most likely moisture sources.
The output is a written report describing what was observed, where the moisture is coming from, and what corrective actions a remediator should take. Inspections start at $299 for typical Florida single-family homes.
What Mold Testing Is
Mold testing is the lab analysis of air, swab, or tape-lift samples collected during the inspection. Samples are submitted to an independent AIHA-accredited laboratory, which identifies the mold species present, counts spores, and produces a chain-of-custody report.
Testing answers questions an inspection alone cannot: which species are growing, whether levels indoors are elevated relative to outdoors, and whether what looks like a problem is actually within normal background variation. When You Need Both
- Insurance claim documentation: carriers expect both the on-site report and lab analysis with chain of custody.
- Real estate transactions: buyers, lenders, and title companies typically want the species ID, not just a visual narrative.
- Tenant or landlord disputes: lab results carry legal weight that visual reports alone do not.
- Health concerns: if someone in the home has respiratory symptoms, knowing the species informs medical conversations.
- Post-remediation verification: a clearance test confirms the work was done correctly.
When Inspection Alone May Be Enough
Some projects do not need lab analysis. If a homeowner is doing a quick walk-through to identify moisture sources before calling a contractor, the inspection portion may be sufficient. However, in our experience the cost difference between an inspection only and an inspection plus a small sample set is small relative to the value of the lab confirmation.
We recommend asking your assessor explicitly which approach the situation calls for. A real assessment-only company will tell you when testing is unnecessary, because they have nothing to sell on the back end.
